Property Finance

We offer independent advice and servcies with respect to both residential and commercial property.

Our residential property finance capabilities include finance for principal residences, second homes and investment properties, both in the UK and abroad.

Our commercial clients are professional investors, owner occupiers and developers and our team has strong relationships with a number of lenders. Invariably they are asked to find terms which are more competitive than clients, or their advisers, can source from existing banks or other lenders.

For residential property finance we typically charge a £295 application fee and up to 0.5% of the loan amount (subject to a minimum of £750).  Where we receive a procuration fee from the lender, this may be used to meet our fees or be refunded to you. 

For commercial property finance arrangements of less than £1 million a non-refundable research and application fee of £495 + VAT is charged.  There is no research fee for arrangements of more than £1 million.  In addition, Success Fees equivalent to 0.25% of the total advance on signed acceptance of any offer and, upon completion, 0.5% of the loan amount or 50% of the initial lender’s fee, whichever is the greater.
